About This Position

The Property Manager III manages the property and facility stewardship responsibilities for a large environmental education center and/or multiple site sanctuary operation. Plan and coordinate the development, maintenance, and repair of the camp’s buildings, grounds, equipment, and other facilities and performs a variety of related personnel, training, and administrative duties consistent with Mass Audubon policies and in cooperation with other sanctuary and regional staff. He/she also ensures that all property management staff and volunteers at the sanctuary represent Mass Audubon in a positive and constructive manner with visitors, members, abutters, vendors, and community officials.

Duties & Responsibilities

Property Management 

  • Ensure the maintenance and security of the property.
  • Maintain grounds and property; mowing, tree removal, trail maintenance, snow plowing/removal, repairs.
  • Maintain buildings and other structures; painting, winterizing, emergency repairs.
  • Provide custodial and related services; trash removal, cleaning, event set up.
  • Ensure that all equipment is maintained in working order by tuning, cleaning, sharpening, changing fluids, and scheduling needed service.
  • Develop and evaluate plans relating to the maintenance, repair and replacement of the sanctuary equipment, supplies, buildings and vehicles.
  • Prepare written reports, proposals, and plans for sanctuary as required.
  • Ensure structures and equipment are maintained and operated in accordance with established safety standards and guidelines. Monitor and evaluate safety needs of the sanctuary and assist and participate in safety related training for sanctuary staff.

 Supervision and Budget Development 

  • Supervise property staff.
  • Prepare a property management annual plan and operating budget for sanctuary in coordination with supervisor and operate within their authorized limitations.
  • Attend required meetings and serve as part of the sanctuary’s management team.

Community Relations 

  • Represent Mass Audubon in the local community in a positive and constructive manner, expanding its presence to increase local support, and maintain routine contact with neighbors, town officials, and representatives.
  • When requested participate in sanctuary committee meetings and other volunteer opportunities.
  • Provide efficient and courteous service to the public by offering information about the site to visitors and responding to other visitor service requests.

Other

  • Represent the sanctuary at regional meetings and exercise a leadership role in statewide property management meetings and training programs.
  • Assume other duties as requested by Camp Director. 

Qualifications

Must Have’s: 

  • High school diploma and at least seven years of equivalent related experience, including 3 years of supervisory and budget management experience.
  • Basic maintenance skills, including a knowledge of the safe operation, maintenance, and storage of power tools, equipment, tractors, mowers, implements, heating systems, and vehicles.
  • A valid Massachusetts driver’s license and the ability to carry out routine building maintenance and site security.
  • A demonstrated ability to work well with other staff, volunteers, and community representatives and to relate to a diverse range of people and exercise cultural competence and inclusion.
  • Ability to get CPR/ FA certification and NH Boating certification.

Tools and Equipment Used:

The employee is required to operate manually controlled tools (e.g., hammer, screwdriver, wrench), power tools (e.g., power saw, chain saw, drill), vehicles (e.g., lawn mower, tractor, snow plow), a personal computer and general office equipment (e.g., telephone, calculator, copier, facsimile).  May require the use of two-way radios for communication with field staff. 

 

Compensation & Benefits

This is a full time position.  The salary range is $22.75 per hour to $28.43 per hour, actual salary will reflect level of experience and qualifications relative to position requirements.

Additional Information

The work schedule is Monday-Friday with some weekend work required and ability to be on call during summer months for property emergencies
