About This Position

Mass Audubon is seeking a Capital Maintenance Manager to join the Department of Capital Assets & Planning (DCAP). DCAP supports all departments and leads Mass Audubon’s efforts in protecting and maintaining our capital assets. DCAP manages projects aimed at creating new facilities and implementing significant renovations, improvements, and capital repairs to existing facilities. The department also manages a number of special Mass Audubon-wide capital and maintenance projects and funds.

Mass Audubon owns and operates 21 staffed wildlife sanctuaries throughout Massachusetts with more than 200 buildings. We manage and maintain a wide range of natural and built landscapes, a variety of building types, an extensive trail network, and infrastructure that supports our facilities and our education programs.

Mass Audubon is fully committed to environmental sustainability and has incorporated green building approaches and technologies into its building projects since the mid-1980s. Our green building standards policy guides the development of new buildings, additions, and renovations. We have worked to reduce our carbon footprint for over 20 years, implementing energy conservation measures in all of our buildings. Complementing that effort, Mass Audubon has established an extensive portfolio of renewable energy systems across our sanctuary network.

Mass Audubon is seeking an experienced and effective Capital Maintenance Manager who will work closely with the Director of Capital Assets & Planning, other Mass Audubon staff, consultants, contractors, regulatory officials, and others to advance a wide range of maintenance projects to improve our buildings and facilities in support of our educational mission.

Duties & Responsibilities

The Capital Maintenance Manager will be responsible for a wide range of tasks, including:

  • Managing the facilities maintenance database, including gathering and entering asset information, ensuring data is consistent and running reports.
  • Analyzing maintenance data to determine maintenance needs and priorities.
  • Working with DCAP colleagues and other Mass Audubon staff to develop a strategy for addressing maintenance projects in short and long term.
  • Developing and implementing system for regular preventative maintenance on all buildings statewide.
  • Identifying and implementing projects related to DCAP special funds, including septic systems and dams
  • Interviewing, selecting, engaging and managing consultants and contractors to provide needed services.
  • Managing project budgets and schedules in order to finish projects on time and on budget.
  • Identifying permit requirements, ensuring timely application for permits, and engaging with regulatory officials as needed.
  • Conducting site observation/construction administration as requested.
  • Reviewing and processing invoices.
  • Communicating and collaborating with staff, consultants, contractors, regulatory officials, donors, and others as necessary to ensure key information is shared in a timely manner.
  • Contributing to advancing the work of Mass Audubon’s Safety Committee.

  • Must have a Bachelor’s degree
  • 3 years of experience in facilities or property management, or construction, contracting, building science or related field
  • Demonstrated experience in managing maintenance or construction projects
  • General understanding of building systems including mechanical, electrical, and plumbing
  • Understanding of building maintenance best practices
  • Strong communication skills, both oral and written
  • Proficiency with database management and asset management tools and practices
  • Proficiency with Microsoft Office tools
  • Willingness and ability to travel throughout Massachusetts as needed to attend meetings and observe project progress
  • Valid driver’s license

Compensation & Benefits

This position’s base salary range is $63,000 -  $72,000; actual salary will reflect level of experience and qualifications relative to position requirements.

Mass Audubon requires that all staff, regardless of their work location, disclose their vaccination status. Proof of vaccination status will be required immediately upon hire. This should also include a booster shot if it has been 5 months since you were initially vaccinated.
